Air conditioning for new-build homes

Buying a new home or building one? Air conditioning is easier to plan before the walls are finished than after you move in.

Why new homes get warm

New homes are well insulated and airtight, which keeps heat in during winter. In summer the same qualities can make upstairs rooms slow to cool down, especially with large windows facing south or west.

Since June 2022, new homes in England have had to meet Approved Document O, which reduces overheating risk through design: window sizes, shading and ventilation. It doesn’t require air conditioning, and many owners still choose to add it to bedrooms.

If you’re buying from a developer

  • Ask whether the developer offers air conditioning as an extra before completion.
  • Check whether your new-home warranty or lease says anything about drilling through outside walls.
  • Look at the estate’s covenants. Some restrict what can be fixed to the front of a house.
  • Ask for the electrical layout so the installer can see where a supply can come from.

If you’re building or extending

Air conditioning is much easier to fit while the building is open. The usual order is:

  1. Talk to an installer at design stage, before the plans are fixed.
  2. Agree where the outdoor unit will sit, and leave space and a base for it.
  3. Run the pipework and cables at first fix, before plastering.
  4. Allow a dedicated electrical supply in the consumer unit.
  5. Fit and commission the indoor units after decorating.

Ducted systems in new builds

A new build or a major renovation is the best chance to fit a ducted system, because the ductwork can be hidden in ceiling voids and the loft from the start. Only slim grilles show in each room.

Planning and building regulations

Many installations count as permitted development, but conditions attached to a new-build planning approval can be stricter. Your installer will check, and if needed you can ask Basingstoke and Deane Borough Council.

Getting a quote

Start with the online estimate and mention that it’s a new build or building project. If you have drawings, have them to hand for the survey.
